Security : Residential Property 

Loan Size: £350,000

Location: London 

Charge: 2nd 

Purpose: Capital raise 

Our client came to us needing to raise a 2nd charge on his main residence for business purposes. 

Within 12 hours of the initial inquiry, we had received an offer from an investor, instructed legals, and instructed valuation. Funds were drawn down within 10 days and would have been quicker if we did not need to wait for 2nd charge consent from the 1st charge holder. 

This speed enabled the client to take advantage of a business opportunity that had arisen unexpectedly.

 The exit will be through refinancing of the property or sale.

Security: BTL residential 

Loan size: £1m 

Location: Central London 

Charge: 1st

Purpose: Purchase 

Our client had an opportunity to buy a BMV property that had been reposed by the bank. 

As the purchase price was equivalent to 70% of the OMV, we were able to source 100% of the purchase price. Legals and valuation took 5 days, and funds were drawn down on the 6th day. 

The property will be modernised and refinanced on a BTL mortgage and add the property to his growing portfolio.

Location: Fuengirola  

Charge: 1st

Purpose: Aquisition and CAPEX

 Our clients had an option to purchase a plot of fully consolidated urban land in Fuengirola in an area with sea views, close to the beach and near many amenities such as bars, restaurants, and cafes. 

They were looking for a bridge to acquire the land and finance the CAPEX until the licence were granted; a family office provided the capital within 3 weeks of initial inquiry. 

The client refinanced with a development facility from a Spanish bank that they had already in place before the purchase.
